For 2-4 family owners
I give you two values: one from your rents, one from nearby sales.
The rent left after a year of bills, divided by the cap rate. Cap rate: the yearly return, before the mortgage, that buyers took on similar buildings nearby.
What buyers recently paid per unit for buildings like yours, times your units. Then I adjust for condition, heat, parking and the lot.
Both values and how I got each one. The sales I used. Your rents next to today’s market rents. And my view on your next step: sell, trade up, refinance or hold.
