What is my Worcester home worth?
How to read these numbers
In Worcester County, homes sold for 100.8% of list price in August 2026. Redfin publishes this for the county only. (Redfin, August 2026)

Single-family homes alone: 21 days on the market in the city, 26 in the county. (Redfin, August 2026)

The multifamily figure is an asking price. I found no public source for what 2-4 families sell for. My own closed sales are further down this page.

A second source: The Warren Group put the county’s May 2026 single-family median at $480,000, from recorded deeds.

A third of Worcester’s homes are in 2-4 unit buildings.

Many are three-deckers. I value these buildings on their rents and recent sales.

33.6%

of the city’s homes. 8.7% are in 2 unit buildings, 24.9% in 3 or 4 unit buildings.

37.4%

of the city’s homes. 31.6% are detached houses, 5.8% are attached.

28.6%

of the city’s homes are in buildings with five or more units.

  • More than 6,000 were built in Worcester. About 4,000 went up between 1890 and 1920.
  • Worcester’s three-deckers are on the National Register of Historic Places as a thematic group.
  • 59% of the city’s homes were built before 1960. On buildings that old, condition and systems count toward value.

Zillow tracks the Worcester rentals listed now. HUD sets a Fair Market Rent for the metro area. Apartment List tracks a median across all units: $1,521 in September 2026, down 6.3% from a year earlier. John prices on what the units rent for, then checks it against these.

Why not use an online estimate?

Online estimates price a three-family like a single-family house. A buyer won’t.

No public source publishes what Worcester 2-4 families sell for, so John values each building on its rents and recent comparable sales.

For a single-family or condo, an automated estimate can’t see inside the house. It misses the kitchen, the baths, the roof, the heating and a finished basement.
